A Day in the Life of an Industrial Broker (It’s Not What You Think)

When people hear “industrial real estate broker,” they often picture spreadsheets, steel-toed boots and endless warehouse tours. Sure, those things happen—but the reality is a lot more interesting (and honestly, more fun).

Here’s a little peek behind the curtain of what my typical day really looks like as an industrial broker in Northern Nevada.

Morning: From Coffee to Cranes
Most mornings start with a strong cup of coffee and a flood of emails. Clients are asking about clear heights, yard space, dock doors and—everyone’s favorite—lease rates. There’s a lot of myth-busting in this job. (No, not every building has a yard. Yes, ceiling height matters.)

Then it’s off to site tours. This could mean walking through a pristine Class A warehouse or—more often than not—navigating a dusty, well-loved facility with “character.” Pro tip: wear practical shoes. The day I toured 100,000 SF in heels lives rent-free in my memory.

Midday: Negotiations, Problem-Solving & A Bit of Detective Work
By lunchtime, I’m deep into negotiations, helping clients figure out not just where they want to be, but what makes sense for their operations and budget. Industrial real estate is a puzzle—balancing location, building specs, timelines and (let’s be honest) a lot of landlord personalities.

Sometimes my job feels like being a detective. Tracking down off-market opportunities, finding out why a “perfect” building has been sitting vacant, or uncovering hidden deal-breakers that wouldn’t show up on a listing flyer.

Afternoon: Juggling Deals & Building Relationships
Afternoons are for site updates, checking in with landlords, walking properties again (because seeing it in person always reveals something new) and keeping deals moving forward. This is where relationships matter. Knowing who to call, who will give you the straight answer and who can get creative to make a deal work.

What People Don’t See
What most people don’t see is that this business is just as much about people as it is about property. It’s helping a business owner realize their growth plan. It’s solving problems they didn’t know they had. It’s earning trust by doing the work—sometimes quietly, behind the scenes.
