Why Tenant Representation Matters in Industrial Real Estate
Leasing industrial space is about much more than finding a building with the right square footage. The real question is whether that building actually works for your operation, whether the economics make sense and whether the lease terms are in line with the market.
That is where tenant representation comes in.
A good tenant representative is not just opening doors and sending listings. We are there to understand your business, help you evaluate the market and advocate for you throughout the process.
You Should Have Someone Representing Your Side
The listing broker represents the building owner. Their fiduciary duty is to the landlord, which means their job is to protect the owner’s interests in the transaction.
That is completely normal, but it also means you should have someone doing the same for your company.
As your tenant representative, our job is to look at the deal through your lens. We are thinking about how the building works for your operation, whether the economics are competitive, what terms should be negotiated and where there may be risk or flexibility.
You should not have to rely on the landlord’s broker to tell you whether the landlord’s deal is fair.
You Know Your Business Better Than Anyone
Nobody understands your company and its operations better than you do.
Our job is not to tell you how to run your business. It is to understand how your business uses real estate and translate those operational needs into the right search criteria, property requirements and lease terms.
Maybe power is the priority. Maybe it is loading, yard, clear height, parking, office percentage, sprinkler capacity, HVAC or access to a certain labor pool. Often, it is a combination of several things.
The better we understand how your operation works, the better we can help you identify the properties that actually make sense and avoid wasting time on the ones that do not.
Local Market Knowledge Makes a Difference
Industrial real estate is extremely local.
Reno, Sparks, the North Valleys, South Reno, TRIC and Fernley all have different advantages, constraints and ownership dynamics. Two buildings with similar rents and square footage can function very differently depending on location, access, labor, power, truck routes or the way the property is managed.
Being active in the market also means knowing what is happening beyond the listings you can find online.
We often know about upcoming vacancies, renewals, expansions and spaces that may become available before they are widely marketed. That kind of local knowledge can create more options and sometimes better leverage.
Relationships Matter More than People Realize
Industrial deals involve a lot of people. Owners, listing brokers, property managers, contractors, lenders, engineers and attorneys can all become part of the process.
Strong relationships across the market help when you need answers quickly, when a deal gets complicated or when there is a problem that needs to be solved instead of simply passed back and forth.
Those relationships do not replace negotiation. They make the process more informed and often more efficient.
We Know What is Market
A lot of tenants focus on asking rent, but rent is only one part of the deal.
Free rent, annual increases, tenant improvement allowances, operating expenses, security deposits, repair obligations, renewal options and delivery conditions can all change the economics significantly.
Our role is to help you understand how those terms compare with the market and where there may be room to negotiate.
That perspective matters, especially if your company does not lease industrial space every day. We do.
Tenant Representation Usually Costs You Nothing
In most industrial lease transactions, the landlord pays the brokerage commission, which means the tenant generally does not pay a separate fee to have representation on their side.
You get an experienced broker advocating for your company, helping you compare options, negotiate business terms and navigate the process without adding another line item to your occupancy cost.
Good representation can also save money by identifying better terms, catching unfavorable deal points and helping you understand where the market actually is. Just as important, it saves time and a lot of unnecessary headache.
Instead of trying to track every listing, call every broker, compare every proposal and figure out what is standard on your own, you have someone doing that work with you.
We Stay Involved Through the Entire Process
Tenant representation does not end once we find a building you like.
We help compare proposals, negotiate business terms, coordinate questions around improvements and delivery and work with the other professionals involved in the transaction.
If something comes up along the way, we are already familiar with the property, the deal and your priorities, which makes it easier to keep things moving in the right direction.
